Overview

The State of Ohio adopts and enforces a set of statewide mandatory construction codes. The building codes are strictly mandated throughout the state; however, local jurisdictions may adopt additional more stringent provisions so long as they are not in conflict with the state code. Ohio Rev. Code Ann. § 3781.01(A). Furthermore, jurisdictions may seek variances from the state for certain provisions that are in conflict with the code yet are deemed necessary to secure the health and safety within the local governing authority’s jurisdiction. Id.(C)(2)(b).

Riverside, Ohio, adopted the 2019 Ohio Residential Code (based on the 2018 IRC). Ohio Admin. Code § 4101.8 and Riverside, OH, Muni. Code § 1303.01 (adoption). Riverside, Ohio, adopted the 2024 Ohio Building Code (based on the 2021 IBC). Ohio Admin. Code § 4101.1 and Riverside, OH, Muni. Code § 1301.01 (adoption). The state of Ohio adopted the 2024 Ohio Existing Building Code (based on the 2021 IEBC). Ohio Rev. Code Ann. § 3781.10(A)(1) (authority) and Ohio Admin.
